4.02.03 Residential II - Suburban Residential (R-II) Purpose: The purpose of this district is to permit residential development in those areas of Town that are expected to become more urban in character. The areas involved are generally in transition from open to residential development and the regulations are intended to maintain a reasonable rural character while providing for residential uses and complementary non-residential uses.
Residential II (Permitted Uses) 1. Accessory buildings or uses incidental to the foregoing principal uses 2. Garage apartment 3. Home occupations listed in Section 8.04 and in compliance with Section 8.03 4. Public parks and playgrounds (five parking spaces for each acre developed) 5. Raising agricultural crops (excluding the raising of farm animals or livestock) 6. Single mobile homes (providing it meets with all the requirements of a single-family dwelling and is placed on a permanent perimeter masonry foundation with tongue and wheels removed) 7. Single family (detached dwelling, including modular homes) 8. Temporary or portable structures which are incidental to the construction of the main building and will be removed within six months 9. Travel trailer or motor home (restricted to one to a family and registered) 10. Two family dwelling
Residential II (Allowed by Special Exception) 1. Boarding houses, tourist homes 2. Cemetery 3. Church 4. Clubs and lodges 5. Cluster Development 6. Day care services 7. Fraternal organizations 8. Funeral home 9. Group-care facilities 10. Home occupations not listed in Section 8.04 11. Hospital 12. Limited excavation and filling for periods over six months and entails more activity than is normally associated with site preparation 13. Livestock for noncommercial purposes 14. Mail order business (allowed where it qualifies as a home occupation) 15. Manufactured housing parks 16. Medical Facilities (Added 2001) 17. Multi-family dwellings 18. Neighborhood Commercial Use (Added 2001) 19. Nursing homes 20. Organized camps 21. Outdoor commercial recreation facility 22. Parking lot used as a primary use 23. Personal Wireless Communications Facilities 24. Planned unit development 25. Public and private campgrounds 26. Public buildings, including libraries, municipal buildings, fire stations and similar uses 27. Public utility substations
