LITTLETON PLANNING BOARD HEARING
COMMUNITY HOUSE HEALD ROOM
TUESDAY, JULY 17, 2012

6:00 P.M.
PRESENT: Chairman Charlie Ryan, Vice Chair Linda MacNeil, Ed Boynton, Bruce Ralston, Jim Daly, Val Poulsen, Mell Brooks, Marghie Seymour, and Joanna Ray (recording secretary)
ABSENT: Tony J. Ilacqua
OTHERS: Eddy Moore, Darin Whipperman, Steve Boulanger, Jeff Winn
Chairman Ryan called the meeting to order at 6 PM.
Review & approve minutes from June 19, 2012. Vice Chair MacNeil made a motion to approve the minutes as written. Marghie Seymour seconded the motion. The motion was passed by all.
Jeffrey Winn, Owner / Boulanger Consulting, Agent – PB12-04 – Request for a lot line adjustment on Easy St, tax maps 79-143 & 79-145, in the R-l zone. The case fees were paid, the hearing was noticed in the newspaper, and the abutters were notified. Chairman Ryan accepted the case as complete. Steve Boulanger presented the plan. Steve indicated where the current lot lines are and where the proposed lines are. The plan is to make the lots more uniform. Tax map 79-145 has a right-of-way through tax map 79-143.
There were no questions from the Board or anyone else in attendance. Chairman Ryan closed the public input portion of the hearing.
Vice Chair MacNeil made a motion to approve Jeffrey Winn, Owner / Boulanger Consulting, Agent – PB12-04 – Request for a lot line adjustment on Easy St, tax maps 79-143 & 79-145, in the R-l zone with the following conditions:
• A right-of-way maintenance agreement is to be written on the final plat
• The right-of-way is to be specifically delineated on the plat
• The right-of way is to be written into both deeds
• All Federal, State, and Local regulations must be complied with
Jim Daly seconded the motion. The motion was passed by all.
Merge of tax map 25-13 & 25-14 Douglas & Mary Menzies. Marghie Seymour made a motion to approve the merge. Ed Boynton seconded the motion. The motion was passed by all.
Merge of tax map 72-59 & 72-60 Frank & Rosina Hubley Revocable Trust. Marghie Seymour made a motion to approve the merge. Ed Boynton seconded the motion. The motion was passed by all.
Other business:
Jeff Winn presented a conceptual plan for his property on Village Way. The plan would require lot line adjustment approval. After the discussion, Chairman Ryan informed Jeff that what the Board discussed is not set in stone.
Vice Chair MacNeil started reviewing what was discussed the last time the Board looked at chapter 3 of the Master Plan. Marghie Seymour stated that the Board needs to know what should be done before the next meeting. Vice Chair MacNeil said everyone needs to read chapter 3 and check for correct verbiage. At the August 7, 2012 meeting, the Board will discuss everyone’s suggested changes.
At 7:00 PM, Ed Boynton made a motion to adjourn. Val Poulsen seconded the motion. The motion was passed by all.
